How it works / Leads

The first reply

A new lead gets a text back in seconds, in your voice, at any hour. This is the part that changes the numbers.

LiveWorking today on every Beverly account.

Speed to lead is not a slogan, it is the whole game, and it is the thing a human being physically cannot do at two in the morning. When a lead lands, Beverly texts them back straight away, as you, and starts a real conversation rather than firing an autoresponder.

  1. The lead arrives. From whichever door you connected. Beverly reads what came with them: the address they asked about, the form they filled in, the words they typed.
  2. Beverly works out what they are. A buyer, a seller, a renter, an expired listing, someone asking about one property. What Beverly says next depends on that, because a renter asking whether a place is still available should not be answered with a pre approval conversation.
  3. Beverly texts them. In your name, from your number, opening on the thing they actually asked about. If they came from a piece of marketing you ran, Beverly opens on the promise that piece made.
  4. The conversation continues. They reply, Beverly replies, and it keeps going. Beverly is qualifying the whole time rather than waiting to hand over.

Two things about timing

  • The first message goes at any hour, including the middle of the night, because that is the one that decides whether you get the lead at all.
  • Replies inside a live conversation are paced at around forty seconds rather than fired back instantly, because a reply that lands in under a second reads like a machine.
What Beverly does not know about a seller's own homeWhen a seller arrives, Beverly has their address and nothing else about the property. Beverly does not look up its size, its bedroom count, its age or what it might be worth, and will not estimate any of them in a message. If it comes up, Beverly says plainly that the details are not in front of her and asks, which is the better answer anyway, because the owner knows their house better than any record does. Sold prices are a separate matter and are not public at all in Texas.
You can hold the first messageIf you would rather see the opening text before it goes, switch that on and every new lead's first message waits for your yes. You can answer in the app, where the notification opens the draft itself, or on the web. Whichever you use, you see who it is going to and the exact words before you decide. It waits indefinitely rather than sending on a timer.
You are never surprisedEvery message Beverly sends is visible to you, before and after. You can read the whole thread at any time, take it over yourself, and Beverly stands down the moment you do.
When a lead is still waiting on somethingBeverly never tells a lead that something was not sent, has not gone out, failed or is running late, and never blames a system or anyone on your team. If a lead is still waiting on something Beverly said was coming, Beverly keeps the conversation going and you get a notification saying what is missing, so you can send it. The rule is in every reply Beverly writes, by text, email, direct message or phone, and the common ways of saying it are also taken out of a reply in code before it goes, in English, Spanish and Vietnamese. When taking a sentence out leaves a reply that asks nothing, it still ends on a question: whether the email you have is the best one to send their report to, when the report is waiting on that, and otherwise one short open question about what they need next.
A tap on an offer counts as an answerIf a lead taps a like, a heart or a thumbs up on a text where Beverly offered something, Beverly takes it as their yes and follows through exactly as if they had typed it, and a thumbs down counts as their no. A laugh, a question mark, or a reaction to a text that offered nothing stays on the thread without a reply. A net sheet is the one offer Beverly cannot finish alone, because the number needs the seller's loan payoff: Beverly asks the seller for it and tells you, and the sheet itself is yours to put together.
Group textsBeverly answers one person at a time. When someone puts your Beverly number in a group text, Beverly does not reply, does not read it as your answer to a first text waiting for your OK, and does not start or stop anyone's texts. Beverly notes each one on that lead's record and sends you one notification about it, so you can answer the group yourself. A request to stop texting is still honoured. In the rare case the phone carrier's note that a text went to a group does not arrive within a few seconds, Beverly answers it as a one-to-one text.
Walkthrough
Add a lead, and watch the appointment book

A brand new lead arrives, gets answered by text, and ends up booked, with the calendar invite going to both of you. Running time: 40 seconds.

Walkthrough coming
A lead lands at 11pm and wakes up booked

The whole exchange, real timestamps, with the agent asleep for all of it. Planned length: 2 minutes. We would rather leave the space marked than fill it with something staged, so this is a slot and not a video yet.
