Documents and email on a file

Documents are read rather than just stored. Email you bring in is matched to the right file, and Beverly refuses to guess.

It is on this site because it is close, not because it is available. Automatic routing of your deal email is not switched on for anyone, including us.

A transaction is mostly documents arriving out of order from people who did not tell you they were sending them. Beverly's job is to read them, work out which deal they belong to, and pull out what changed.

What Beverly does with a document
Step	What happens
Reads it	Digital PDFs and text straight through, scans and photos by character recognition.
Works out what it is	Purchase agreement, addendum, disclosure, inspection report, proof of funds, earnest money confirmation, a signature page, or something about a different deal entirely.
Proposes the facts	The dates, names and figures it found, each for you to confirm or reject.
Files it	Against the transaction, with the rest of the file.

The inspection report

One document gets read further than the rest, because one document is what the whole repair conversation runs on. On a Texas promulgated inspection report, Beverly reads the form's own section grid and puts it on the file: who inspected it and under which licence, when, who they inspected it for, the address printed on the report itself, every section the inspector marked deficient, and every section they did not inspect at all.

What Beverly will not tell you about a findingThose are the inspector's own marks, repeated. Beverly does not inspect, does not say whether a system is safe, and does not put a price on a repair anywhere on the file. A section the inspector left blank is shown as not read rather than quietly counted as fine, because a missed not-inspected mark is a hole in the file nobody knows about.

Email

You can bring a message into a file by importing it, and Beverly reads it and its attachments the same way.
Anything Beverly cannot confidently match to a file is set aside for you rather than filed in the wrong place.
Automatic routing of a deal's email into its file is built and is not switched on. When it is, it will be an address per file rather than a rule you maintain.

Size and formatsDocuments up to ten megabytes, as PDFs, images or plain text. Anything else is stored but not read, and Beverly says so rather than pretending it read it.
