Which states Beverly works in

Beverly works anywhere in the country. A few of the numbers Beverly produces were built in Texas. This page says exactly which ones, so no Texas figure ever reaches you unlabelled.

Where Beverly holds your state, you get your state's answer. Where Beverly does not, Beverly says so on the spot instead of quietly using a Texas figure.

Most of what Beverly does has nothing to do with which state you are in. Answering a lead, keeping follow-up running, reading a contract, drafting a message, scoring a call, coaching you: none of that changes at a state line. The parts that do change are money and law, and there are not many of them.

We started in Texas because that is where our real estate expertise is. That is a strength and it was also a risk, because a product built in one state can hand you that state's numbers everywhere without meaning to. So the rule is now written into the code: Beverly never quietly substitutes Texas. Where a state is not covered, Beverly tells you, and tells you the part of the answer that does not depend on the state.

What a Texas only figure means for you in practiceIt does not mean the tool refuses to run. A valuation, an inspection review or an offer comparison works wherever your house is. It means the specific figures listed above are built on Texas rates, and Beverly labels them rather than presenting them as yours. Treat them as a starting point and put your own title company's quote and your own contractor's bid in their place.
Why we say nothing rather than something closeA wrong number is worse than a blank one, because a blank one does not get handed to a client. The property tax split is the clearest case: which side owes the money before closing reverses in parts of the country, so a plausible guess does not give you a slightly wrong figure, it moves money the wrong way. Where Beverly does not hold your state, you get the reason and the part of the answer that is the same everywhere.
